加拿大需要移民,尤其是那些拥有宝贵职业培训、医疗保健专业人员等等的移民。但不受控制的大规模移民加剧了我们的住房挑战。

Most of Canada’s new residents settle in Toronto, Montreal, or Vancouver.
 

In 2023, the clear gap between new homes and new residents was already staggering (see chart below).

While the federal government controls immigration, provinces and cities largely manage housing supply.

Toronto and Vancouver are now seeing steep declines in new housing construction but little relief in affordability.
 

According to Epoch Times, Canada’s average household size is 2.4 people. For every 240,000 new residents, at least 100,000 new housing units are needed just to keep up—excluding current shortages or aging stock. With  a combined annual target of roughly 750,000 new permanent and temporary residents expected each year to Canada, that means about 312,500 new homes are required annually.
 

Yet, building trends are moving in the opposite direction. In early 2025, housing starts in Canada’s six largest cities totalled under 68,000 units. Even if that number doubles by year-end, supply will still fall short.  Toronto now has its lowest per-capita housing starts in decades, and Vancouver’s condo starts have plunged.
